Your handy guide to a smooth rental process

We warmly welcome you as a LongView tenant. We are committed to fostering enduring relationships with both our tenants and landlords. We look forward to building this type of relationship with you and to providing all the assistance you may require in your new home.

Keys

When you visit our office, you will be provided with at least one set of keys to your new home.

If you need more copies, please feel free to have these made at your own cost, but please ensure when you move out, that you return all keys to us. In many apartment buildings, the keys are restricted and need to be ordered through the Body Corporate.

LongView holds a set of keys for your home which we use for trades to make repairs, and for Routine Inspections.If you misplace your keys 

Bond

 

Thank you for paying the bond for your property, this has now been lodged with the Residential Tenancies Authority (RTA). This payment can only be accessed once you have vacated this property, and the final inspection has been completed by your Property Manager.

If, during this inspection, we find damage to the property or any undue wear and tear, you will be given the chance to rectify this before we can allocate funds from your bond to have this fixed.

Routine Inspections

Within the first three months of your tenancy, one of our team members will visit your property to conduct a Routine Inspection. This is a quick check to ensure that the property is being well maintained and to identify any repairs that may be required.

Routine Inspections are maximum once every 3 months and you will be provided with at least seven days’ notice. When these inspections are scheduled, we require your assistance to either allow entry with our office keys or to ensure that someone is available to provide access. As we schedule all inspections in your area on the same date, we unfortunately cannot accommodate requests for specific days or times.

Occasionally we may ask you to conduct a remote routine inspection on our behalf. At that time we will send you instructions and a link to complete a report with photos and comments without us having to enter the property. You will have plenty of time to complete the report at your convenience!

Repairs & Maintenence

problem more efficiently.

Urgent/Emergency Repairs

Although all maintenance is important, not all maintenance is deemed urgent. Please check more information here. 

If an emergency repair arises outside of business hours and you have confirmed that is deemed urgent, please refer to our trouble shooting guide.

If you have done so, and you cannot resolve the issue, please refer to our list of recommended after-hours tradespeople here. 

Notice to Vacate

Your Lease Agreement is a legally binding contract providing protection for both 
you and the Landlord.

Your Property Manager will be in touch when instructions are received for the next lease term from your landlord, and you may receive an offer to stay on for a further term and/or a notice to leave in which you will be given a time frame to respond accordingly based on which option you choose.

If unforeseen circumstances arise and you must vacate prior to the expiration of 
your Lease Agreement, please contact us immediately and we will advise you of 
the process involved.

Breaking your lease does incur costs, including:

  • Paying rent until a new tenant is found and commences their lease (or until 
    the expiration of your lease agreement - whichever comes first)
  • An advertising fee* of $400 plus GST
  • A letting fee* of 1 weeks rent plus GST

At the end of your tenancy, it is your responsibility to arrange for disconnection of all utilities and readings. We ask that you please leave the power connected until the final inspection has been completed as there may be further works or cleaning required at the property. Leaving the power connected may speed up the process of receiving your bond back (as most trades will need power), and will also make it easier for us to complete the final inspection.
