A disciplined and systematic approach to planning and preparation will give you the best chance of successfully transacting this year if that is what you want or need to do. There are many steps that you can take right now to move towards selling your property that are detailed below. OR, you can take one step:

Alternatively, these are some of the steps we recommend you take:

 

1)     Get in touch to get an up to date appraisal – some market segments have changed dramatically and some not much at all. It’s important to be well researched and educated about the state of the market and on directly comparable prices particularly at times of market volatility. Other vendors will most likely be listing at the same time and some markets are very price sensitive.

 

2)     Plan your campaign

 

3)     Make necessary arrangements with tenants – if restrictions revert from Stage 4 to the previous stage 3 arrangements only private inspections will be permitted. Working well with your tenants will be critical to a successful sale. It is possible that some small

compensation for the co-operation and inconvenience will be worth its weight in gold.

 

4)     Presentation of the property – review from recent inspections whether there is painting, gardening or other activity which is required to ensure the property presents well for sale. If there is, book trades now as they will likely be inundated with a backlog of work when restrictions are eased

 

5)     Book photos – as with trades, photographers will likely be inundated with a backlog of work when restrictions are eased

 

6)     Prepare marketing copy and materials

 

7)     Organise conveyancers and have section 32 statement prepared
