How long have you been in Real Estate?
I’ve been in Real Estate for about a year but have always loved the whole industry. I have been known to spend hours of down time on realestate.com.au.
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I would say that through my time at LongView, I have become an expert in what goes into the process of listing and selling a property, on top of the extensive marketing that goes into sales and rental listings. I am an expert in crafting narratives, and telling them in ways that speak to people.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
I was a mobilisation intern at Greenpeace Australia-Pacific. My job was to engage with the public around banning single use plastic bags in Australia. Engaging with people day in and day out is essentially what you do in any real estate job. It’s all about people!
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
I would say that there’s no such thing as a bad question. If you want to know more about any aspect of the process, ask! It’s amazing what you can learn, and what we can learn as professionals, by listening to the questions of our clients.

What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
Building relationships is so important and I have a real skill in this area. Once the relationship is built and an understanding of short and long-term goals, working together with the customers is of prime importance to help them find their dream home. I have spent my life working with people and getting to know them. Some of these people have become great friends of mine.

I once sold a house for someone that I later realised was the son of a family member. It really is such a small world!
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
I decided to go into Real Estate after 25 years in hospitality and my love of people and helping them make life decisions has always been important to me, so making the transition was easy. In my time as a restaurant ower, ensuring that I understood my long standing customers as well as my new ones became a part of what I did and this made my restaurant successful. I apply this same thinking for Real Estate and the customers I meet.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
It’s important to find an agent that you build a relationship with so they understand you, your family and your needs as well as you short and long-term goals.

My most recent role running a website development business taught me invaluable lessons in customer relations. Website development requires meticulous attention to a clients needs in order to develop effective solutions. Buyers and sellers in realestate require their needs to be understood and met. Even at this early stage of my Real Estate career, I can see that this skill will really help me and my clients.

Everyone has their own motivations when it comes to property. To some it is a financial investment and to others it is an emotional investment. How long have you been in Real Estate?
About four years in total, almost two as a portfolio manager.
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
Dispute resolution, very few of my properties go to VCAT and I can minimise most disputes between Landlord and Tenant to a manageable level. That said, the few cases that have gone to VCAT I haven’t lost, yet…. touch wood.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
I once managed a property which had a small jungle of a garden (due to a level of neglect from the previous tenants and Property Manager). The elderly Landlord had financial constraints on what she could spend for maintenance. Not only did we find a Tenant, but we found one that loved of gardening. They were renovating their own home one street over and had noticed the ‘For Lease’ board by chance. They knew they didn’t need a long-term lease, so in return for a short-term lease they offered to improve the garden. At the end of the lease and just over 12 months later (building delays), the Tenant returned a property with a garden anyone would be proud of. It was an all-round good experience and a reaffirmation of how good people can be to each other.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
I was a Production Manager in South Guildford in Perth and managed a team (of backpackers from across the world) manufacturing large scale farming chemicals and animal health products. I learnt a lot about working with a broad-spectrum of people from all walks of life, their differing attitudes to their work and what is important to them. This taught me to identify other people’s strengths and how to work with them productively. It also taught me that there is always a different way to look at things. This is something I have been able to directly apply to working with Tenants and Landlords.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client? Think a few steps ahead of every action, a quick fix now may cost you even more later.

The strangest thing that I had to deal with in Owners Corporation Managing over the last 6.5 years is what you find in blocked pipes when you send out a plumber due to a blockage in a building. Some of the pictures they send of items they find clearly shouldn’t be flushed down a toilet.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current real estate role?

What is the one piece of advice you would give a new landlord/vendor/client?
One piece of advice I will provide to a landlord/vendor/client is to carry out a building defects report on the building before purchasing a property whether it is Strata titled or not. A few hundred dollars spent on a Defects Report could save you thousands later rectifying the defects.

How long have you been in Real Estate?
My first career was in real estate albeit a long time ago and in another country. I was a licenced agent having studied for 3 years to get the degree. I had extensive experience in all facets of Property management including residential, commercial, strata, industrial and new developments.
Unfortunately, my qualifications were not recognised in Australia and I moved into the IT and education fields. Many years later, once my children became independent, I took the opportunity to move back into the property industry which I love. I have been back for several years now and have not looked back.
What aspect of real estate are you an expert in, or what aspect are you most proud of that you do?
Being a property manager means I get to meet people from all walks of life. Having lived in 6 cities over 4 continents, I have a good understanding of different cultures, ethnicities and backgrounds. We get to see it all in property management! From live crayfish in a bath before Christmas to convincing a Landlord that it was not a mouse in a roof but a possum! The complaint about the fencing contractors putting clods of dirt in their vegie patch was hilarious! Not a vegie in sight only weeds!

I passionately believe that a large part of being a great Property Manager is keeping yourself informed of changes in the industry and consistently communicating this to clients to provide the best investment advice suitable to their asset.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
I previously tutored mathematics to children between the ages of 5 – 16 years old. Many of the challenges I faced in this role revolved around adapting to different levels of understanding and being able to gauge behaviour. From this, I have been able to refine my adaptability skills and apply this to tasks in my role as Property Manager which comes in handy when unforeseen situations arise.
What is the strangest thing you have had to deal with, in your career in real estate?
Whilst I was finishing up an open inspection, a couple of prospective Tenants came back and told me that the neighbouring Tenant had just backed into my car and drove off. Apparently, the driver was on their phone and therefore didn’t notice they had hit my car.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
Landlord – I cannot stress enough how important Landlord Insurance is. To counter the uncertainty that often comes with leasing, you cannot put a price on peace of mind as a Property Investor.
Tenant – always maintain clear and open communication with your Agent; we are here to make the Landlord-Tenant relationship easier and smoother for everyone.

How long have you been in Real Estate?
Seven years.
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I’m very organised and task orientated, I know how to prioritise one job from another and I won’t leave anything outstanding. I always give 110% to my clients to ensure the best outcome.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
We have had a few clients that have very high and exacting expectations regarding the way in which properties need to be kept. We are always trying to meet these standards and is always rewarding when you can help a Tenant from the start of their tenancy, to maintain the property to meet the Landlord’s specifications (where this is achievable). It is always a great feeling when you attend the first routine inspection and you can see the Tenants have listened and are taking great care to maintain the property in the right way. It is especially great when the Landlord attends too.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
Previously I have worked within the hospitality industry, working in busy bars and pubs where I learnt how to manage stressful situations. I believe I have carried these skills through into my Real Estate career as a Property Manager.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
If a Landlord is looking at leasing their property in a timely manner, there are two things that can assist to ensure this happens. 1. Make sure the property presents well in terms of marketing and the general presentation of the property. 2. Make sure the property is not overpriced.

How long have you been in Real Estate?
More than three years as a Property Manager, but bought my first house in 1983, my second in 1989 and built my third in 1993, rented out two and have been a renter for short and long periods as well – so could say I’ve been in real estate for 35 years, on and off!
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I’d like to think that my knowledge of how the world works, my willingness to learn and my ‘can-do’ approach can all help Landlords and Tenants to reach the best, mutually beneficial outcomes. I’ve been on both sides so try and make the ‘blind date’ work – minimising the Landlord’s risk and maximising the investment return while looking for the best fit and most reliable Tenants I can find, for the property they will call home.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
Aren’t we all a little strange in our own ways? I have dealt with all kinds of people. Engaging with everyone in a fair, friendly and professional manner is key to success in this profession.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
The most interesting non-real estate job I‘ve ever had is to be parent to my now adult children. In is fulfilling, tiring, joyful, stressful, rewarding, frustrating, energising, demanding, enjoyable, challenging and remarkable! As a Property Manager I try to apply the same experience, patience and understanding to the needs of Investors and Tenants alike, to resolve issues that arise, care for the properties and manage expectations as I do as a parent.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
For my Landlords, ask as many questions as you like to understand the Residential Tenancy Act and its ramifications for you and your Tenants. Hopefully I can play a part in ensuring that your property investment provides a solid return and that your Longview experience is outstanding.

How long have you been in real estate?
I have been in Real Estate for about 4 months.
What aspect of real estate are you an expert in, or what aspect are you most proud of that you do?
Preparing reports. I feel proud knowing that I am a perfectionist in what I do.
What is the strangest thing you have had to deal with, in your career in real estate?
One time I left the home open sign on the road for 3 days, and when I came back, it was still in the same place that I left it!
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current real estate role?
The most interesting non Real Estate job I had was being a stock exchange broker in Israel. What helped me the most in my current Real Estate job is that I needed to deal with people from all over the world, and learned what it is to give good customer service.
What is the one piece of advice you would give a new landlord/vendor/client?
To tell owners to wait for the right tenants to apply, rather than trying to rent their property as quickly as possible. Waiting for the right tenant could spare them a lot of pain in the future.

How long have you been in Real Estate?
I have been in Real Estate 14 years.
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I am proud of having worked in all facets of the residential real estate arena including Sales (established, investment sales nationally and off the plan sales) and Property Management both in the government and private sectors.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
Most interesting : My time spent at Hamptons International, London. I loved the international vibe, the history, the architecture and the amazing team of people I worked with.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
I spent almost three years managing the boutique, Prairie Hotel in South Australia’s outback, population four. This required a lot of hard work and long hours often looking after guests from across the globe from breakfast to bedtime. The ability to relate to a variety of people and understand their needs at any one time (including film crews, grey nomads, backpackers and the local community) and do it with a sense of humour is a skill I have transferred into my real estate career. Our clients, being our vendors, landlords and tenants all have different motivations and needs around property and it is my goal to understand and service these needs over and above their expectations.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
Landlord – Don’t choose your Real Estate Agent based on fees alone. The difference in management fee from 5% to 6% on a $500pw property is approximately $22 per month. Should your property sit unnecessarily vacant for two weeks this could cost you a $1000. Choose a professional agent who brings their A game, every time.
Tenant – Take 15 minutes out to read and understand your Tenancy Agreement. If you have any questions, consult your property manager. Communication is key.
Vendor – Prepare your property inside and out and ALWAYS use professional photography. In this world of digital marketing/advertising you can lose prospective buyers with the click of a button.

How long have you been in Real Estate?
I’ve started in Real Estate in 2001, so I’ve been in the industry for 19 years.
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I’m an expert in property management, and I’m most proud of my ability to problem solve for landlord’s and making their lives easier.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
A landlord felt that displaying her exotic underwear around her property for OFI’s would assist in the leasing (I had to arrive early to every open to hide the underwear and then stay later to put them all back where they were at the start so she wouldn’t realise!)
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
I’ve really only worked in realestate, but I did work at Bras ‘n’ Things. I was taught very quickly how to help people in an uncomfortable situation and how you can help them through it as quickly as possible. This has worked in helping clients who have a problem and need me to identify the solution quickly so that they can get on with living their lives in comfort.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
Understand what you really want out of your investment, and then build your strategy using an expert team committed to achieving that outcome.

How long have you been in Real Estate?
Eight years.
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I consider myself blessed with the ability to help Landlords lease their property to the right Tenant quickly, usually within a couple of weeks, saving them tonnes in vacancy and unnecessary stress.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
A Mother wanted to give their son a taste of independence when we he finished school and sent him to live alone in their old home. The son, being friendly and kind natured invited a homeless couple he did not know, to stay in his house for free thinking it would be a temporary thing. The couple were very grateful and content with occupying the spare room with minimal furniture. But two months later, the couple ended up taking over the master bedroom and the rest of the house. The son slept on the couch in the living room for a month before his Mum kindly helped the couple find accomodation elsewhere.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
My first job after University was working as a Debt Collector. From this wonderful experience, I have learned that there’s always a ‘story behind the story’ of every individual I meet. It has taught me invaluable lessons to always listen more, talk less and empathise with other’s needs in order to offer them the most effective solution.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
The truth hurts. The Agent who paints you the absolute true picture of the market and who may not be telling you what you want to hear, or even may annoy you at times could be the best friend you ever make. You might consider working with another ‘smooth talker’ Agent who tells you everything you want to hear, even if it is all lies. You will soon find out who really has your best interests at heart when you work out the numbers in retrospect. Don’t make that mistake.

Tim then co-founded the business development arm of Cape York Partnership, one of Australia’s leading Indigenous organisations based in Far North Queensland. Tim also lead philanthropic fundraising for the group in Melbourne over the last 12 months and remains a non-executive director and advisor to the group.
How long have you been in Real Estate?
Eight months.
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I come from outside the Real Estate Sector, with a background in finance (CA) and early stage businesses. Coming from out of the sector has given me the advantage of ‘fresh eyes’ into the way we as a company, can offer solutions that most Real Estate Agencies have never even considered let alone attempted to offer.
The Real Estate Sector does not have a great reputation. All aspects of our business are aimed at delivering different and better solutions to the industry norms; a different name (not Jones & Smith), a different client experience (an Agency focused on delivering the best service to Property Investors), and a great place to work (arguably the greatest blight on the Industry). I’m proud to be a member of a team that is here to shake things up.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
Obtaining my Agents Representative qualification – change is required within this Industry.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
I co-founded the venture arm of one of Australia’s leading indigenous organisations in Far North Queensland. My four years in the role gave me invaluable life and career lessons – from starting businesses in difficult circumstances to learning and appreciating our Indigenous culture and heritage.
That role taught me a lot, including that starting and running businesses is hard. Really hard, when you are swimming against the tide.
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
Separate the important and non-important numbers. What are the key decisions/risks about investing in property? The biggest is the timing and location of purchase and sale. Timing the market in the right location is extremely difficult and the high transaction costs in property, makes switching assets highly prohibitive. There is no more important decision in property than where and when you should buy/sell. Despite this, the vast majority of Property Investors do not seek professional advice in their decision-making process.
Once an asset has been purchased the key ‘management’ considerations are a) how to actively increase its capital value (i.e. subdivision, renovation, etc) b) maximising rental yields c) minimising risk (Guaranteed Rent). Property Management has historically been perceived as an ‘administrative’ job (source Tenant, collect rent, pay bills). Whilst this will always be an important part of the job, LongView offers a much more holistic professional service – helping you maximise your returns and manage your risk.

How long have you been in Real Estate?
I’ve been in Real Estate for 15 years.A
What aspect of Real Estate are you an expert in, or what aspect are you most proud of that you do?
I’m an expert in property management and client relationships. I’m most proud of developing a high quality Real Estate Agency and Owners Corporation business that provided the full suite of property services to our clients. I am proud that I genuinely care about my clients and I do what I say I will do every day which builds trusting relationships.
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?
My most interesting job was when I was a checkout operator at the age of 18. This job supported me through my Commerce degree . I met so many different people from all walks of life. In real estate you meet a huge variety of people from mum and dad investors, corporate clients, multi-cultural, young and old people. That job made me extremely comfortable with people and ignited my passion for helping others which I am fortunate to use every day in real estate.
What is the strangest/nicest/most interesting thing you have had to deal with, in your Real Estate career?
Dealing with a famous Australian swimmer who was a tenant and had come to find two possums inside his bedroom wreaking havoc! I went over to the house try to assist him which was incredibly amusing! We eventually got the possums out but I couldn’t believe how much mess the possums caused!
What is the one piece of advice you would give a new Landlord/Vendor/Tenant/Client?
To choose an agency that actually cares about helping you and is committed to a long term relationship, rather than one that offers you cheap fees just to get the business – only to disappoint you down the track.

Getting locked inside a one-bedroom apartment during a home open inspection – with another 11 prospective Tenants. The door was deadlocked and the keys in the lock at the other side. It was quite a sight to see 12 people huddled on a tiny balcony calling for assistance. Thank goodness for mobile phones!
What is the most interesting non-Real Estate job you have ever had, and what about that job has helped you most in your current Real Estate role?

What is the one piece of advice you would give a new landlord/vendor/client?
